An infrared (thermographic) inspection can help identify and document moisture intrusion, energy loss, unexpected hot spots and more.

Thermography uses specially designed infrared cameras to make images (called thermograms) that show surface heat variations between the objects it is measuring. Infrared cameras produce images that show temperature deviations through colors: lighter colors (reddish color family) signify that something is more hot and darker colors (blues and purples) signify cooler areas. Large temperature differentials within the image which may indicate a problem. The inspector will interpret the image based on their training and make recommendations in the thermography report for next steps in the discovery process.

Though thermography can show you potential problems, all findings should be confirmed with a specialist in the area of that particular concern.

Common Issues of Thermography 

Indications of energy inefficiency
  • heat loss and air infiltration in walls, ceilings, floors, windows and doors

  • broken seals in double-paned windows

  • Leaks in HVAC ductwork

  • Missing insulation


Indications of moisture problems
  • plumbing leaks;

  • hidden roof leaks

  • wet insulation

  • water and moisture intrusion around penetrations and at the foundation and building envelope​

Indications of electrical issues:
  • circuit breakers in need of immediate replacement;

  • overloaded and undersized circuits;

  • overheated electrical equipment and components;  and

  • electrical faults

What Thermal Image Scanning is NOT:

MOISTURE METER – The infrared thermal imaging camera is NOT a moisture meter. It simply identifies thermal anomalies. This device greatly aids in identifying areas that need further investigation.

X-RAY VISION – The infrared thermal imaging camera is NOT an X-ray vision scope. It does not provide the user with an immediate Superman S on their chest with the ability to clearly see inside walls. Instead, it identifies thermal (temperature) differences.

RISK ELIMINATOR – The infrared thermal imaging camera does NOT completely remove the risks of concealed damage.



It is deceptive to claim that thermal imaging detects moisture because the best that it can do is detecting thermal differences. Using the infrared camera to help discover moisture issues are helpful because once the anomalies are identified then moisture meters and other diagnostic tools can be used to identify the source of the anomaly.
